Is there a home management company in The Woodlands, TX?
Yes. Total Home is a home management company based in The Woodlands serving all eight villages and gated communities throughout the township — including Carlton Woods, East Shore, The Woodlands Reserve, Sterling Ridge, Creekside Park, Indian Springs, and beyond. We handle maintenance, contractors, inspections, and home watch so you don't have to. Call or text: 832.301.8335.
We hear some version of the same thing a lot: "I've been looking for something like this for years. I didn't think it existed." It does. It's called home management, and if you own a home in The Woodlands and have ever wished someone else could just handle all of it, that's exactly what we do.
A home management company is a single point of contact for everything your home needs. Routine maintenance, repairs, seasonal check-ups, contractor coordination, inspections when you're away, emergency calls — it all runs through one person who knows your home. You don't have to search for a plumber, wait for a callback, or take time off work to let someone in. You call or text, and it gets handled.
This is different from a home warranty, which only covers specific appliance failures after a deductible and a long approval process. It's different from a handyman, who takes one job at a time with no continuity. And it's different from a property manager, who works for landlords renting to tenants. Home management is for owners who live in their home and want someone managing all of it proactively.
Here's what a typical year looks like for a Total Home client:
We run a full annual inspection of the home — roof, attic, HVAC, plumbing, electrical, exterior, pest points of entry. We build a maintenance calendar specific to that property and execute it: HVAC filter changes, system tune-ups, irrigation checks, weatherization before winter, and a walk-through after every major storm. When something needs a contractor, we already have a vetted network, we coordinate the work, and we're there to oversee it. Clients get a text when work is complete. That's it.
For clients who travel — and a lot of Woodlands homeowners do, whether for work, extended vacations, or second homes — we add Home Watch visits. We check the property in person, document what we find, and alert you immediately if anything needs attention. If an AC fails while you're in Colorado, we're already on it before you land.
Most of our clients share a few things: they own nice homes, they have demanding careers or travel schedules, and they've reached a point where spending a Saturday afternoon calling contractors is no longer something they're willing to do. East Shore and Carlton Woods homeowners are well represented. So are ExxonMobil and Chevron employees who travel for work and want to know their home is genuinely looked after while they're gone.
There's also a simpler version: homeowners who've had one bad experience — the AC that failed in August because nobody caught the dirty coil, the roof leak that turned into mold because it sat for months — and decided they'd rather pay a modest annual membership than absorb that risk again.
Total Home membership starts at $1,800 per year, which works out to about $150 per month. That covers the annual inspection, the maintenance calendar, and direct access to Adan for anything that comes up. Members can use their prepaid manager hours for Home Watch visits. For everyone else, visits start at $85. Most clients find the membership pays for itself in the first avoided emergency repair or contractor markup they never had to deal with.
The free walkthrough is how we start. We come to your home, assess what it needs, and give you a clear picture of where things stand. No obligation, no pressure. If it makes sense, we put together a plan. If it doesn't, you still leave with an honest assessment of your home's condition.
We've been caring for homes in The Woodlands since 2004. Adan Miranda, who runs the day-to-day, is a Certified Professional Maintenance Manager (CPMM) with a Universal EPA license. We're NHWA accredited, bonded, insured, and we work with a consistent set of contractors who know the area and know our standards. This isn't a franchise model or a call center. It's one company, one market, done right.
The Woodlands is a specific place with specific conditions — the humidity, the storm seasons, the soil that moves, the oak trees that grow into rooflines. Managing a home here well requires knowing those things. We do.
