"Total Home has been wonderful for many years and allowed us more freedom when we leave town. It is a blessing to have this resource."

The Risk You're Taking
An A/C unit fails during a July heat wave. A supply line under the bathroom vanity starts dripping. A storm takes a section of fence and the HOA sends a violation notice. A window seal fails and moisture starts building in a corner you won't see until you're unpacking your suitcase three weeks later.
None of these issues are catastrophes when caught on day two. All of them become more expensive over time when no one is looking.
The insurance angle most homeowners don't know about
When a home sits vacant, problems can go undetected for weeks. Depending on your insurance carrier, damage to an unoccupied home may not be covered if there is no record of anyone checking the property. Home Watch creates that record, and protects both your home and your coverage.
The timestamped photo report we provide after every visit also creates a documented record of your home's condition — useful evidence if you ever need to file a claim.
Every Visit
We walk the interior and exterior of your property, document what we find, and flag anything that needs attention. After every visit you get a written report. Photos are available upon request.
After Every Visit
You receive a written update on what we found. If something needs immediate attention, we call you directly and coordinate next steps. If everything checks out, you will know that too. Photos available upon request.
What Home Watch Catches
A slow supply line leak found early can mean a $400 repair. Left undetected for two more weeks, that same leak becomes cabinet, subfloor, and structural damage — $10,000 or more.
A/C failures in July can push interior temps past 100°F within days. Caught on a weekly check, it's a capacitor replacement. Missed for two weeks in a Texas summer, the next call is to a mold remediation company.
Pricing
Total Home annual plan clients: Home Watch visits are coordinated through your prepaid manager hours. Not on the annual plan yet? Home Watch is available at $65 per visit, no annual commitment required.
Without Home Watch
With Home Watch
$65 per visit (without a plan)
Annual Home Care Plan: included in prepaid hours
Most clients without an annual plan schedule bi-weekly visits. A three-month away runs about twelve visits, roughly $780 total. That is less than the deductible on most homeowner's insurance claims.
Is This Right for You?
This Is a Fit
Might Not Be a Fit
We would rather tell you it is not the right fit than take your money and underdeliver. If you are on the fence, schedule a free walk-through, we'll tell you honestly.
Getting Started
Before you leave, we walk your property together. We document its condition, learn what matters to you, and answer your questions. No obligation, if we are not the right fit, we will tell you.
We schedule visits based on how long you will be away and what your property needs, weekly, bi-weekly, or a custom frequency for longer absences.
After every visit you receive a full written update. If something needs action, we call you first. You get to stay away knowing your home is being watched by someone who knows what to look for.
The Full Picture
Home Watch clients can ask us to handle anything that would otherwise require flying home or calling in a favor. Below is the full list of what we take off your plate.
Property & Security
Coordinate property access for any authorized person, contractors, realtors, family, on your behalf.

Monitor and address HOA/POA compliance issues before they become fines while you're away.
We meet contractors, realtors, and service providers at your property and oversee any scheduled work in your absence.
Written report after every visit. Photos available upon request, a clear record of your home's condition when it matters.
Additional Services, Available on Request
The following are not part of the standard Home Watch visit. Many clients ask us to handle these tasks separately, we're glad to accommodate. Pricing varies by task and is discussed during your free walk-through.
We start and run your vehicles periodically to prevent battery drain and keep engines healthy, typically a 30-minute drive.
We check on your stored belongings, facilitate access for authorized parties, or handle items at your unit on your behalf.
We collect your mail, hold it securely, and flag anything time-sensitive, so nothing piles up while you're gone.
Pickup, delivery, or routing of documents you need managed while you're away.
We water and maintain your indoor plants during scheduled visits so they're alive and healthy when you return.
We arrange or coordinate pickup and drop-off for you, family, or guests, handled and confirmed before you land.
