The Real Cost of Reactive Maintenance

An A/C replacement runs $8,000–$15,000. A roof issue caught two years late can cost $30,000. A water heater that fails on a Friday adds a weekend call-out fee on top.

Homeowners who manage repairs reactively, without a plan, consistently spend more than they should. Not because the repairs are bigger, but because no one caught the problem early. We have seen it hundreds of times in twenty years.

Total Home membership starts at $1,800 a year. That is not what you will spend on repairs, those are billed separately at competitive rates. What you are paying for is a team that plans ahead, catches problems when they are still small, and coordinates everything so they stay that way.

Reactive

Emergency calls. Surprise invoices.
Problems that grew while no one was watching.

Total Home

A plan. A team. One call.
Problems caught before they get expensive.

The Foundation

We Know Your Home. We Stay Ahead of It.

We start with a full home inspection and a written property condition report. From there, we work on your home year-round: seasonal maintenance, system check-ups, and the ongoing attention that keeps small problems from becoming expensive ones.

Total Home is your first line of defense. Our job is to make sure small things stay small. We catch the drip before it becomes a flood. We service the A/C before it fails in August. We spot the roof issue before it becomes a ceiling issue.

When something comes up, planned or unexpected, one call handles it. We coordinate contractor access, oversee the work, and confirm it is done right. Whether you are home for the visit or prefer to step away, we work around your schedule.

Is This Right for You?

Who Total Home Is Built For

You've worked hard for this home. You shouldn't have to manage it too.

Our members are Woodlands homeowners who have reached a point where their time is genuinely more valuable than the hassle. They are not looking for the cheapest contractor, they have been burned by that already. They want someone they can trust, who knows their home, and who picks up the phone when something happens.

Whether you are no longer interested in getting on the ladder yourself, or you are raising a family and your weekends are already spoken for, membership means your home is maintained by the same trusted team year after year.

Homeowners protecting a long-term investment

A well-maintained Woodlands home holds its value. Preventative care is the most cost-effective thing you can do for a property at this level.

People who've outgrown the DIY phase

You know your home. The ladder just isn't calling your name anymore. We get it.

The Process

How It Works

1

We Assess Your Home

We start with a full home inspection and written property condition report. We learn your home's systems, understand your priorities, and carry that knowledge forward as long as you are a member. Your home is not a new job to us every time we show up.

2

We Execute the Plan

Seasonal maintenance, scheduled check-ups, and proactive work happen on schedule without reminders from you. When something unexpected comes up, one call is still all it takes. We assess, coordinate, and oversee. You are not in the middle of any of it.

3

Your Home Stays Ahead of Problems

You get clear, itemized invoices. We keep your maintenance records, flag anything coming up, and stay in your corner year-round. The reactive cycle stops here.

The Contractor Advantage

Access to a Network No One Else Has

Our contractor network was built over 20 years in The Woodlands, and it has a structure most homeowners never see from the outside.

At the core are dedicated specialists covering the trades our members need most: HVAC, plumbing, electrical, handyman work, painting, and landscaping. These are the people working in member homes week in and week out. They know our standards, our clients, and how we operate. Beyond that, we draw on a deeper bench of tradespeople we call on regularly: roofing, concrete, garage doors, and more. Beyond that, we have a broader stable for large renovations and specialty work. Every one of them has earned their place through years of real jobs with our clients.

Our contractors prioritize Total Home clients. They prefer it that way: a stable, curated client base, prompt payment, no chasing leads. That loyalty runs both directions. Our members get contractors who actually pick up the phone.

We recommend, you approve. When something needs attention, we tell you what it is, what it costs, and why it matters. We stay in close contact through every job so there are no surprises when the invoice arrives. Our contractors know their relationship is with Total Home. It keeps everyone accountable.

Membership Pricing

Priced by Home Size

All memberships are billed annually. All tiers include the same comprehensive plan, the same level of access, and the same team. The fee scales with square footage to reflect the scope of your home's maintenance needs.

What your membership covers

Your annual fee covers your preventative maintenance plan, annual home inspection, prepaid manager hours, and year-round coordination. Contractor costs for actual repairs and projects are separate from your membership fee and billed clearly on your monthly invoice. The membership is how we stay ahead of your home's needs. The repairs are handled when needed, at competitive rates, with your approval.

That's about $150/month, for a team that knows your home, handles everything, and is always one call away.

Additional manager hours beyond your prepaid allotment: $85/hour. Most members rarely exceed their allotment.

90-Day Satisfaction Guarantee

If you are not completely satisfied with your membership in the first 90 days, we will refund your membership fee in full. No questions asked. We are confident you will see the value, and we want you to feel that way too before you commit.

Membership Availability

Membership Is Limited by Design.

What we deliver depends on genuinely knowing your home: its systems, its history, its quirks. We cannot do that with an unlimited roster, so we do not try to. We grow deliberately, accepting new members when we have the capacity to serve them the right way. We do have space for the right new members. If you have been considering it, now is the time to reach out.
