Service Plan Pricing
All plans are billed annually. All tiers include the same comprehensive plan, the same level of access, and the same team. The fee scales with square footage to reflect the scope of your home's maintenance needs.
What your plan does and does not cover
Your annual fee covers your preventative maintenance plan, annual home inspection, prepaid manager hours, and year-round coordination. Contractor costs for actual repairs and projects are separate from your clientship fee and billed clearly on your monthly invoice. The annual plan is how we stay ahead of your home's needs. The repairs are handled when needed, at competitive rates, with your approval.
That's about $150/month, for a team that knows your home, handles everything, and is always one call away.
Additional manager hours beyond your prepaid allotment: $100/hour. Most clients rarely exceed their allotment.
A Common Question
Programs like HomeShield cover the cost of equipment failure — when an appliance or system breaks, they pay for the repair or replacement. What they don't do is manage the process. You still call the warranty company, wait on hold, schedule their approved contractor, be home for the visit, and follow up if the work isn't done right.
Total Home manages everything your home needs — including working with your warranty. If you have HomeShield and something breaks, you make one call to us. We file the claim, coordinate with the warranty contractor, and follow through to completion. You stay out of it entirely.

What we deliver depends on genuinely knowing your home: its systems, its history, its quirks. We cannot do that with an unlimited roster, so we do not try to.
